All rubber has a definite shelf life, whether sitting unused in a warehouse, or as a tire mounted on a wheel , and whether used or not. An example is the tires on a boat trailer. They often get used a short distance in spring and fall, then just sit. In 12 years, the tread is still 99% but there will likely be cracks between the treads and on the sidewall. I've replaced trailer tires that looked brand new from 8 feet away, but all cracked when viewing at 1 foot away.
